Full Commercial 5 Inch Tear Off and New Mechanically Fasten TPO with 5.2 of ISO Insulation

This is a 12,000 square foot commercial roofing project located in Oak Forest, IL. There are several challenges that can arise when doing a complete tear off of an existing built-up roof and installing a new mechanically fastened TPO roof with 5.2 ISO insulation.

One of the main challenges is the cost and labor involved in such a project. A complete tear off of an existing roof can be a labor-intensive and time-consuming process, especially if the roof is large or has multiple layers. Additionally, the cost of materials, such as the TPO roofing membrane and ISO insulation, can be significant.

The process for mechanically fastening a TPO roofing system with 5.2 ISO insulation typically involves the following steps:

Preparation: Before installing the new roof, we removed the existing roofing materials and prepared the roof by repairing the steal deck as needed. This roof involved repairing damaged areas of the steal deck and installing new corrugated steal decking.

Insulation installation: The 5.2 ISO insulation was then installed over the prepared roof deck. The insulation was secured in place using adhesive or mechanical fasteners.

Membrane installation: The TPO roofing membrane was then installed over the insulation. The membrane was mechanically fastened to the roof deck using a variety of fasteners, such as screws and plates, spaced at regular intervals.

Seaming: The edges of the TPO membrane were then sealed together using a leister robot that heat welded the seam to create a watertight barrier.

Finishing touches: The roofing system was then completed by installing the necessary flashing, drainage systems, and other finishing touches all done by hand.
